Home insurance: your home insured for what it is really worth

Your main home, your second home or the flat you let out. We review what your policy covers, how much it is insured for and how your insurer will respond on the day you need it.

What it is

Much more than the insurance your mortgage requires

Home insurance protects the building or your share of it (buildings cover), what is inside it (contents) and your liability to third parties as owner or tenant.

It is often taken out in a hurry when signing the mortgage and never reviewed again. The result is outdated sums insured, cover that doesn't fit the home and surprises at the first major claim.

Worth knowing

Insure the building for its rebuilding cost, not its purchase price. If the sum insured is too low, the insurer may pay only part of the loss.

  • Sums insured. Buildings at rebuilding value and contents in line with what you actually own.
  • Valuables. Jewellery, art or high-value equipment usually have low limits unless declared.
  • Water damage. Deductibles, trace and access, and cosmetic damage.
  • Second homes. Unoccupancy periods and the security measures required.
  • Let property. If you are the landlord, coordinate your policy with the tenant's and with rent guarantee insurance.

What clients usually ask us

Is home insurance compulsory?

Not as a general rule. If you have a mortgage, the bank can require property damage insurance on the home, but you can choose the insurer; you do not have to take it out with the bank.

How much should I insure my home for?

The building, for the cost of rebuilding it, which is not the same as its market value. You can estimate it with our rebuilding value calculator.

Are my jewellery and artworks covered?

Usually only up to a low limit. If their value is significant, they should be declared or included in a High Net Worth programme.

What if the flood is caused by an extraordinary storm?

Extraordinary risks are paid by the Consorcio de Compensación de Seguros, provided you have property damage insurance on the home.
