Insurance for real estate investors, funds and family offices

We support investment in Spanish assets throughout their life cycle, from acquisition to sale, with a portfolio insurance programme, centralised claims handling and the legal backing of Grupo Trebia.

The investment cycle

Every stage of an asset's life has its own risks

Acquisition

Review of the asset's existing insurance, continuity of cover from the day of signing and, for share deals, warranty and indemnity insurance.

Development and refurbishment

Contractors' all risks, ten-year building insurance and, if units are sold off-plan, guarantees for buyers' deposits.

Operation

Property damage at rebuilding value, loss of rent, owner's liability and rent default.

Divestment

Warranty and indemnity insurance on the sale and run-off cover for the directors of the company sold.

Our work

One programme per portfolio, not one policy per building

When a portfolio grows asset by asset, its insurance tends to grow the same way: different policies, scattered renewal dates and unreviewed sums insured. We bring them together into a coherent programme, with consistent terms and single management.

  • Asset valuation. Sums insured at rebuilding value to avoid the average clause.
  • Portfolio policy. Consistent terms, with assets added and removed quickly when bought or sold.
  • Loss of rent. A realistic indemnity period to re-let the property.
  • Contractual requirements. What leases and lenders require.
  • Regular reporting. A summary of policies, sums insured and claims for the investment committee.
End-to-end service

One point of contact for the whole portfolio, with legal backing

We handle claims for all assets centrally, through our own department supported by the Group's Legal Department, Trebia Abogados. For international investors, we also work with international insurers and the Lloyd’s market.

Frequently asked questions

What clients usually ask us

What is loss of rent cover?

Cover that pays the rent the owner loses when, after an insured event, the property cannot be let while it is being repaired.

Can I insure all my properties under one policy?

Yes. A portfolio policy allows consistent terms, a single renewal date and quick additions and removals when assets are bought or sold.

What happens to the insurance when I buy a building?

Existing insurance should be reviewed before signing and cover guaranteed from day one. If you are buying the property-owning company, warranty and indemnity insurance can also be considered.

Do you work with foreign investors?

Yes. We work with international insurers and the Lloyd’s market, and coordinate local programmes with international groups' insurance policies.
